Overview
What free covers, and what it doesn't
Odoo Community doesn't have a built-in property or lease module. Enquiries, bookings, invoicing, purchasing and construction projects work out of the box. Unit inventory, lease contracts and automatic rent invoicing need an added module, open-source or custom, which we quote separately.
Hosting isn't included. You pay your hosting provider directly.

We install and set up Odoo Community, the free open-source edition of Odoo, at no cost. There is no licence fee for the software and no charge for the setup.

Is there a free real estate ERP?
Odoo Community gives you free CRM, sales, invoicing and project tools that suit real estate. We set it up for free. Property-specific features like leases need an added module, quoted separately.
Is hosting free?
No. The setup is free, but you pay for hosting yourself. Odoo runs on your own server or cloud account, and you pay the hosting provider directly. We'll recommend a size that suits your users and data.
Can Odoo handle rent collection?
Not out of the box in Community. Recurring rent invoicing needs an open-source contract module or a custom one, which we can add as extra work.
Can we track construction costs by project?
Yes. Purchase orders, bills and timesheets can be tagged to a project using analytic accounts, so you can see cost by project.
