Free Real Estate ERP Software: What Open Source Can Do
Free real estate ERP and property management software: what Odoo Community handles for developers, brokers and landlords, what needs extra modules, and what it costs to run.
Real estate businesses usually start with a CRM for enquiries, a spreadsheet for units, and accounting software for invoices. That works until a unit gets booked twice, or nobody can say how much a buyer still owes. A free, open-source ERP can bring those together.
What real estate businesses need
It depends on what you do:
- Developers need enquiries, unit availability, bookings, instalment billing and construction costs.
- Brokers need enquiries, listings, deals and commission.
- Landlords and property managers need leases, rent invoicing, deposits, maintenance and renewals.
What Odoo Community covers
Odoo Community is free and open source. Out of the box, it gives real estate businesses:
- CRM for enquiries, site visits and follow-ups
- Sales for quotations and bookings, with units set up as products
- Invoicing for booking amounts and instalments
- Purchase for contractor and supplier orders
- Project for construction phases and tasks
- Customer portal so buyers can see their invoices and payments
For a developer selling units, that covers most of the day-to-day work.
What needs an extra module
Odoo Community has no built-in property or lease module. These usually need extra work:
- Unit inventory with tower, floor, type and status
- Lease contracts with start and end dates, rent and escalation
- Recurring rent invoicing. The OCA contract module handles recurring invoices in Community.
- Security deposits and refunds
- Maintenance requests from tenants
Some of these are a few days of configuration. A full property management system is a proper project.
What it costs
The software is free. You'll still pay for:
- Hosting
- Any lease or property module, and the work to set it up
- Importing units, customers and payment history
- Training for sales and accounts teams

Frequently asked questions
Is there a free real estate ERP?
Odoo Community is free and covers CRM, sales, invoicing, purchasing and projects, which handle much of a real estate business. Leases and unit tracking usually need an added module.
Can free software manage rentals?
Yes, with an added module. Odoo Community has no lease feature by default, but open-source contract modules or a custom module can handle recurring rent.
What's the difference between a real estate CRM and an ERP?
A CRM manages enquiries and sales. An ERP also covers invoicing, purchasing, projects and accounts, so the whole business runs on one set of data.
